A 469 sq ft Bothell carport with a crack down the middle got Mender HD repair and a Mount Everest flake polyurea floor in one day.
A carport is half garage, half outdoors. Rain blows in sideways, leaves pile up against the walls, and the concrete takes the weather without a door to close. This Bothell homeowner had a 469 square foot carport with a long crack running right down the middle and a surface worn smooth and grey from years of cars, bins and wet shoes.
The goal was simple: a floor that looks finished, cleans up fast and holds up to the Pacific Northwest. In September 2025 our crew installed a carport and garage floor coating in Bothell with Certified Penntek polyurea in Mount Everest flake. One day, start to finish.
The free consultation came in April 2025. We ran a scratch test on the concrete to check its hardness and walked the whole space. The slab tested in good condition. It was solid concrete, just tired.
The obvious problem was the crack. It ran from the back wall nearly to the driveway, the kind of line that shows up in almost every slab sooner or later. Paint over it and it telegraphs through. Coat it with something rigid and the coating often cracks right along with it.
Installation day was in late September 2025, with the air at 60°F. Here is what Sheldon's crew did:
By the end of the day the crack was gone from view and the whole carport read as one clean, even floor.
Mount Everest Evolution is a light blend of whites, greys and soft tan chips. Under a carport roof it bounces daylight back up and makes the space feel bigger and brighter. It also pairs well with the tan wood siding on the walls.
Light flake is forgiving, too. Dust, pine needles and dried water spots disappear into the pattern until you get around to sweeping.
A carport sees more sunlight than a closed garage, and UV is what turns typical epoxy yellow. FadeLock™ in the Penntek topcoat passed a 16-hour QUV accelerated UV test, and it won't yellow or amber. Our post on UV damage and garage floors covers why even our cloudy region gets enough sun to matter.
Then there is movement. Concrete under an open roof swings with the temperature. Rigid epoxy can't stretch, which is why it often starts to fail in years 3–5. The polyurea bonds chemically with the concrete, at over 1,300 PSI. Before the coating comes up, the concrete will come up. The floor carries a limited lifetime warranty backed by Penntek, and Penntek has dealers in 200 markets, so the floor can be serviced for the long haul.
Bothell sits along the Sammamish River at the north end of Lake Washington, with plenty of wet months and mossy, shaded lots. Covered but open spaces like this one stay damp longer than you'd think.
