How a Web of Cracks Disappeared Under Smoke Flake in Kirkland

Grinding this Kirkland two-car garage revealed cracks across the whole slab. Every one was repaired before a Smoke flake polyurea floor went down.

From the doorway, this Kirkland garage looked fine. Two bays, a center post, a wall of light wood cabinets, and a full shoe rack by the house door. Once everything was cleared out and the floor was ground, the real picture showed up: a web of cracks running across almost the entire slab, branching in every direction.

At the end of June 2025 our crew repaired every one of those cracks and installed a garage floor coating in Kirkland with Certified Penntek polyurea in Smoke flake. You'd never guess what's under it now.

A slab with more cracks than it showed

The free consultation was in early May 2025. Moisture read 2.1% and 2.0%. The concrete was dusty and stained, with oil marks near the door and a few visible cracks.

Grinding opens up the surface, and that is when hairline cracks show their full length. Here they spread across both bays in a pattern that looked a bit like a road map. Cracks like these are common in older slabs that have settled and moved for decades. They are also the reason so many rigid coatings fail, because the coating cracks right along the old lines.

How the crew handled the cracks

  1. Industrial diamond grind across both bays, then vacuum.
  2. Chase and open every crack so the repair has something to grip.
  3. Fill each one with Penntek Mender crack repair, then grind it flush.
  4. Pure polyurea basecoat, over 99% solids, chemically bonded to the concrete.
  5. Full broadcast of Smoke flake.
  6. Scrape and collect the loose flake.
  7. Polyaspartic topcoat with FadeLock™ UV stability.

The finished floor was photographed the next morning with the cabinets and shoe rack back in place.

Smoke, a grey that hides a lot

Smoke Evolution is a mix of black, charcoal, grey and white chips. It is one of the best blends for hiding what a garage collects: tire dust, dried drips, the odd leaf. Next to the pale wood cabinets and white walls, it gives the room some contrast without going dark.

Busy flake also helps on a slab like this one. Even if you knew exactly where every crack was, you wouldn't be able to find it under the pattern.

Why cracks don't telegraph through this floor

Here's the problem with typical epoxy on a cracked slab. Epoxy is rigid. When the concrete shifts with temperature or settles a little more, the coating has nowhere to go. It cracks along the old line, and moisture starts working under the edges. Those problems usually show up in years 3–5.

The Penntek basecoat is flexible. It moves with the slab instead of fighting it, and it bonds to the concrete at over 1,300 PSI. The Penntek Stretch Test shows how much the basecoat can give before it lets go. That flexibility is a big part of why Penntek floors are built for 30–40 years. Our post on how long a Penntek floor lasts goes into more detail.

Older slabs and Kirkland garages

Plenty of Kirkland homes have garages that have been through decades of wet winters and freeze-thaw. Settling cracks are normal. They're not a reason to skip a coating, as long as they get repaired right before anything goes on top.

Cracked garage floor FAQ

Can a garage floor with a lot of cracks still be coated?

Yes, in most cases. Each crack is opened, filled with Penntek Mender crack repair and ground flush before the basecoat goes down. Structural problems like big heaves or sunken sections are a different story, and we'll tell you at the consult.

Why didn't we see all the cracks at the consultation?

Dirt, sealer and wear hide fine cracks. Grinding removes the top layer of the concrete, and that exposes the full length of every crack. The crew repairs whatever the grind reveals.

Will new cracks show up in the coating later?

The flexible polyurea basecoat moves with the slab, so small movement doesn't split the coating the way it can with rigid epoxy. The floor carries a limited lifetime warranty backed by Penntek.
