An Edmonds garage that doubles as the mechanical room got crack repair and a Domino flake Penntek polyurea floor, wall to wall and under the water heater.

Some garages are for cars. This one is the mechanical room of the house too. A water heater and furnace sit on a metal stand against a brick wall, baseboard heaters run along the side, and a door leads straight inside. This Edmonds homeowner wanted the floor in that room to look as clean as the rest of the house and stop shedding dust every time someone walked through.
In August 2025 our crew installed a garage floor coating in Edmonds with Certified Penntek polyurea in Domino flake. One day of work, and the old grey concrete with its rust drips and hairline cracks was gone from view.
The free consultation was in late July 2025. We checked hardness with a scratch test and took moisture readings in two spots. The meter read 4.0% and 3.2%. We test every slab before we quote it, because moisture is what pushes most garage coatings off the concrete in our wet climate.
The rest of the story was on the surface. Long hairline cracks wandered across the slab. Paint drips and patches of old filler sat near the walls. Under the water heater there was an orange rust stain where the tank had dripped over the years. None of that is unusual for an older Edmonds garage. It just needed real prep.
Mechanical equipment is where a lot of garage coatings get lazy. The floor gets rolled up to the stand and stops, leaving a ragged edge of bare concrete behind the legs. Here the crew ground and coated right under and behind the stand so the flake runs wall to wall. Here is how the day went:

Domino Evolution is a crisp mix of black, white and grey chips. Against white walls and warm wood trim it looks sharp without being loud. It is also practical. A drip from the water heater valve, a bit of sawdust or a dusty boot print blends into the pattern until you get to it.
The polyaspartic topcoat is non-porous, so spills sit on top instead of soaking in. Oil, salt and grease wipe off.
People search for an epoxy garage floor. What we install is Certified Penntek polyurea, and the difference shows up years later. Typical epoxy sits on the surface and often starts to lift or peel in years 3–5, especially on damp Northwest slabs. Penntek polyurea uses a silane adhesion promoter to form a chemical bond with the concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up.
You can watch it take a beating in the Penntek Hammer Test. If you want the longer version of this comparison, read Penntek vs epoxy for a garage floor.
Every floor gets its warranty registered with Penntek. It is a limited lifetime warranty backed by the manufacturer, not just the installer.
Edmonds sits right on Puget Sound, with a ferry dock, a lot of older homes and plenty of gray, wet months. Older garages here often double as the place for the furnace, the laundry or the water heater, and the slabs have usually seen decades of drips and patching. A coated floor makes that room easier to keep clean and a lot nicer to walk through.

Yes, as long as there is room to grind and roll underneath. We prep and coat under raised stands so the floor is continuous. If equipment sits directly on the slab, we coat tight around it and talk through options at the consultation.
Not after they are filled. We repair cracks with Penntek Mender HD before the basecoat goes down. The polyurea basecoat is flexible, so it moves with the slab instead of cracking along the old line.
It depends on the slab and the system. We read every slab with a meter at the free consultation. If a slab needs it, we add a two-layer moisture barrier system before the basecoat.
