A Tukwila garage remodel finished last with a Smoke flake Penntek polyurea floor and a flake wainscot along the walls, all in one day.
When we first saw this Tukwila garage in January 2025, the walls were open studs. The homeowner was in the middle of a remodel, with a miter saw on the floor, trim stacked by the wall and a long, deep slab waiting for its turn. The floor was scheduled for last, after the drywall and paint, so it would come out clean.
In March 2025 it got its turn. Our crew installed a garage floor coating in Tukwila with Certified Penntek polyurea in Smoke flake, plus a tall flake wainscot running along both side walls. Ground, coated and finished in one day.
Remodels change a slab. Doors are open, walls are open, and the concrete can pick up water from the job and the weather. So we tested more than once. At the January consult the meter read 4.7% and 5.2%. We came back in February and read 6.1% in another spot.
We test every slab before quoting, and on a project that runs for weeks, checking again before install day is just good practice. Those readings are what tell us whether a floor needs our two-layer moisture barrier system.
The wainscot is the detail that makes this one. A flake band up the bottom of the wall protects the drywall from bumpers, wet tires and mop splash, and it looks built in instead of added on. You can see how we handle walls and floors on the installation process page.
Smoke Evolution is a mid grey blend of black, grey and white chips. Under a vaulted white ceiling with can lights, it gives the room some weight at floor level so the long space doesn't feel washed out. The wainscot carries the same flake up the walls, which ties the whole garage together.
A fresh remodel is the worst place for a floor that fails early. Typical epoxy often starts having problems in years 3–5, peeling where tires sit or yellowing near the door. Certified Penntek polyurea bonds chemically to the concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up. Watch the Penntek Hammer Test to see it.
The polyaspartic topcoat is non-porous and resists hot tire pickup, so tires won't lift it. The whole floor carries a limited lifetime warranty backed by Penntek. If you're comparing installers, our list of questions to ask a coating contractor is a good place to start.
Tukwila sits along the Green and Duwamish rivers, between Seattle and Renton. River valley ground and long wet seasons mean slabs here can carry more moisture than you'd guess, which is why the meter comes out at every visit. It's the same polyurea and flake system carried up the bottom of the walls, usually a couple of feet high. It protects drywall from bumps and water and matches the floor.
Concrete moisture changes with weather and construction. A second reading before install day confirms the slab is still where it was at the consult.
