Coating Around the Furnace and Water Heater in a Kirkland Garage

A narrow Kirkland garage with a furnace, water heater and stairs got a light Wild Dove flake polyurea floor in one day, every corner ground and coated.

Wild Dove flake floor coating around furnace base in a Kirkland garage

Not every garage is an empty box. This one in Kirkland is long and narrow, with a staircase cutting into one side, a support post, and the house's furnace and water heater tucked into the back corner. The bare concrete was grey and worn, with darker patches near the mechanicals and stains along the walls where bins and tools had sat for years.

In July 2025 our crew installed a garage floor coating in Kirkland with Certified Penntek polyurea in Wild Dove flake. The whole floor went from front door to back wall in one day, around every pipe, post and appliance base.

What the June consult turned up

The free consultation was in early June 2025. Moisture readings came in at 2.6% and 2.7%. The slab was sound, with straight saw-cut control joints running across it and no major cracking.

The real work was the layout. Floor coatings are easy in the middle of a room. They take care at the edges: against a furnace stand, under a stair stringer, around the foot of a post, and along the base of a water heater. That is where cheap jobs peel first, because nobody ground the corners.

Working around the mechanicals

  1. Moisture check on install day.
  2. Industrial diamond grind across the open floor, with hand grinding into the corners and around the mechanicals.
  3. Vacuum, including behind and beside the appliances.
  4. Pure polyurea basecoat, over 99% solids, no fillers.
  5. Full broadcast of Wild Dove flake.
  6. Scrape and collect the loose flake.
  7. Polyaspartic topcoat with FadeLock™, cut in neatly at every edge.

The control joints were kept as crisp lines through the finished floor. Curious what the day looks like from the homeowner's side? Our post on what to expect on installation day covers it.

Wild Dove, a soft grey that brightens a long room

Wild Dove is a light grey flake blend with white and charcoal chips. In a narrow garage with white walls, it keeps the space from feeling like a tunnel. Light from the open door carries further back, and the floor near the furnace corner no longer looks like a basement.

Wild Dove doesn't have its own page on our site yet. You can browse similar blends on our styles and colors page, or read what colors and finishes are available for Penntek floors.

Why it is polyurea and not epoxy

People usually search for an epoxy garage floor. What we install is Certified Penntek polyurea, and a garage with a water heater in it is a good example of why.

Water heaters and furnaces drip. A rigid, porous coating that lets water creep under its edge will start lifting from that spot. The Penntek basecoat bonds chemically with the concrete at over 1,300 PSI through a silane adhesion promoter. Before the coating comes up, the concrete will come up. The topcoat is non-porous, so drips sit on top and wipe off. Watch the Penntek Hammer Test to see the bond put to work.

Penntek floors are built for 30–40 years, and the limited lifetime warranty is backed by Penntek itself. With dealers in 200 markets, someone can always service the floor.

Garage floors in Kirkland homes with tight layouts

A lot of Kirkland homes on narrow lots put the mechanicals, storage and parking all in the same garage. The floor has to handle all three. If you are planning something similar, our page on garage floor coating in Kirkland is a good starting point.

Questions about coating a working garage

Can you coat around a furnace and water heater?

Yes. The crew grinds and coats right up to the appliance bases and around posts and stair stringers. Nothing has to be removed in most cases, and the edges are cut in by hand so the coating seals cleanly.

What happens to the saw-cut joints in my garage floor?

Control joints stay in place. The coating runs right up to them and they show as straight lines in the finished floor. That keeps the joints doing their job if the slab moves.

How long does the installation take?

This garage was coated in one day. Most residential garages are. The crew gives you walk-on and parking times before they leave, based on the temperature that day.
