A busy Edmonds family garage with a crack and a dusty bare slab got Mender crack repair and a Slate Stone flake Penntek polyurea floor in September 2025.
Golf bags on hooks. A wall of kids' shoes. Bikes, balls, a stroller, a laundry basket full of sports gear. This Edmonds family garage works hard, and it was organized well. The floor was the only thing that hadn't kept up. Bare grey concrete, a crack running toward the door and a surface that turned every season into a fresh layer of grit.
In September 2025 we put down a garage floor coating in Edmonds with Certified Penntek polyurea in Slate Stone flake. The storage went back on the walls, and now the floor matches the effort that went into everything above it.
We came out for the free consultation in August 2025. The garage was in full use, which is normal. We don't need it empty to quote it. We ran a scratch test for hardness and read moisture in two places, 4.2% and 3.3%.
The slab had the usual signs of a family garage in a wet town. A crack from settling, scuffs from bikes and strollers, and dust worked into the surface that no broom ever really gets out. Old concrete like this acts like a sponge. It drinks up water and whatever drips off the car.
The gear came off the floor before the crew started, and wall shelving stayed where it was. The work ran across two visits in late September, with the prep and coating finished on the second. The steps:
The coating runs right up to the wall plates and under the shelf brackets, so there is no strip of bare concrete hiding under the storage.
Slate Stone Evolution is a cool mix of charcoal, grey and white chips. In a garage with this much color on the walls, a calm floor helps. It makes the whole space look tidier, even on a day when the shoe rack is overflowing.
It is forgiving too. Wet footprints from soccer practice, a little mud off a bike tire and the odd leaf all disappear into the pattern. The texture of the flake also gives a bit of grip under wet shoes. Our post on choosing a color and finish walks through how we help families pick.
The polyaspartic topcoat is non-porous. Spilled sports drinks, sunscreen, oil from the car or salt off winter tires sit on the surface and wipe off. Watch the Penntek Stain Test to see what it shrugs off.
Underneath, the polyurea basecoat is flexible. It moves with the slab through temperature swings instead of cracking like rigid epoxy can. Typical epoxy floors often show problems in years 3–5. A Penntek floor is built to last 30–40 years, and it carries a limited lifetime warranty backed by Penntek, which has dealers in 200 markets.
Edmonds homes are close to the Sound, and the air stays damp a lot of the year. Garages here pick up moisture from wet cars and wet kids, then hold onto it. A sealed floor dries fast and sweeps clean in a minute. That matters most in the garages that get used every single day.

The floor has to be clear, and anything on the walls can usually stay. We talk through what to move at the consultation so there are no surprises. Many families stage items in the driveway or a spare room for the install.
The full flake broadcast adds texture to the surface, which gives more grip than a smooth coating. Like any hard floor, standing water should be wiped up. We do not publish slip ratings.
Sweep or use a leaf blower for dry debris, and mop or hose it down when it needs more. Because the topcoat is non-porous, stains don't soak in.
