A stained 607 sq ft Issaquah garage got a Tidal Wave flake Penntek polyurea floor and 35.5 ft of coated cove base, installed in one day in June 2025.

The stains on this Issaquah garage floor told you where the cars had parked, where the drips landed and where water had crept in along the base of the wall. Along one corner the drywall bottom and baseboard were marked from moisture, the kind of edge that never looks clean no matter how often you sweep. The homeowner wanted a floor that sealed all the way into the corners.
In June 2025 our crew installed a garage floor coating in Issaquah with Certified Penntek polyurea in Tidal Wave flake, plus a coated cove base along the walls. 607.5 square feet of floor and 35.5 feet of cove, finished in one day.
Our free consultation took place in late May 2025. We scratch-tested the surface for hardness and took moisture readings in two spots. The meter read 3.6% in one and 4.7% in the other. That spread is common, and it is exactly why we test more than one place on every slab.
The Penntek warranty job card rated the concrete OK, with an air temperature of 65°F on install day. Stains and surface wear were the main issues, along with that water-marked corner.
The joint where the floor meets the wall is where water, dirt and road grime pile up. On a bare slab it stays damp and dirty. A cove base carries the coating up the wall a few inches in one piece, so there is no seam for water to sit in and the edge wipes clean like the rest of the floor.
Here is how the day ran:
Tidal Wave Evolution blends blue-grey, white and charcoal chips. Next to the dark stained door into the house, it looks crisp and modern. Up close you see the color in the flake. From across the room it reads as a soft grey that keeps the garage bright.
People search for an epoxy garage floor. What we install is Certified Penntek polyurea, and two things set it apart for a garage like this one.
It is non-porous. The polyaspartic topcoat keeps oil, salt and grease on the surface. Those old parking-spot stains won't come back because nothing soaks in. The Penntek Stain Test shows it.
It handles hot tires. Warm tires after a drive can lift weak coatings right off the slab. The Penntek topcoat resists hot tire pickup. Our post on hot tire pickup and Penntek explains why.
The floor carries a limited lifetime warranty backed by Penntek, registered on the job.
Issaquah sits at the foot of the Cascades foothills, where it rains a lot and cars come home wet from trips up I-90. Garages here deal with water, mud and winter grit off the pass. Sealed floors and sealed edges keep that mess on the surface where a hose or mop can take care of it.

It is the coating carried a few inches up the wall from the floor, in one continuous piece. It seals the corner where water and dirt collect and makes the edge easy to wipe down.
Concrete dries unevenly. Corners, low spots and areas near exterior walls often read higher. That is why we test several spots and plan for the highest reading.
A Penntek polyurea floor is built to last 30–40 years, up to 5x the lifespan of typical epoxy, with a limited lifetime warranty backed by Penntek.
