Spider-Web Cracks Disappear Under Tidal Wave in This Edmonds Garage

A map-cracked Edmonds garage slab got diamond grinding, Penntek Mender crack repair and a Tidal Wave flake polyurea floor in September 2026.

Look closely at an older garage slab and you'll often see it. A web of fine cracks spreading across the surface like a dry riverbed, with a longer crack cutting through the middle. This Edmonds garage had both, plus years of tire marks and grey dust. The homeowner wanted a floor that looked finished and stayed clean, without wondering what the cracks would do next.

In September 2026 our crew installed a garage floor coating in Edmonds with Certified Penntek polyurea in Tidal Wave flake. The cracks were repaired, the slab was sealed, and the whole floor now reads as one clean surface.

Map cracking and a long crack down the middle

We met the homeowner for a free consultation in November 2025 and walked the slab with a car still parked on it. Moisture readings came in at 4.6% and 4.9%. We read every slab with a meter before quoting, because moisture is the most common reason garage coatings fail in the Northwest.

The surface showed fine map cracking across much of the floor and one longer crack running toward the door. Map cracking is usually shallow, a sign of how the concrete cured years ago. It looks worse than it is. The longer crack needed real repair.

How we handled the cracks

Paint or a thin coating over a cracked slab tends to telegraph every line right back through. Rigid epoxy can crack right along with the concrete. The fix is prep and the right basecoat:

  1. Diamond grind the full slab to open the surface, then vacuum.
  2. Fill the long crack with Penntek Mender crack repair.
  3. Roll the pure polyurea basecoat. It is over 99% solids and flexible, so it can move with the slab.
  4. Broadcast Tidal Wave flake to full coverage, then scrape and collect the extra.
  5. Seal with the polyaspartic topcoat with FadeLock™ UV stability.

The install was scheduled for early September 2026 and wrapped up over two days. Our guide to installation day covers what to expect.

Tidal Wave in a bright garage

Tidal Wave Evolution is a blend of soft blues, greys and white. In this garage, with white walls and white cabinets, it reads as a light, cool grey with a hint of blue. It keeps the room bright and hides the dust that blows in when the door is open.

Flake also does a nice job of hiding the memory of a cracked slab. Once the floor is coated, there is no pattern left to catch your eye except the one you picked.

Why polyurea instead of epoxy on a cracked slab

People search for an epoxy garage floor. What we install is Certified Penntek polyurea, and on a cracked slab the flexibility matters. The basecoat stretches with normal slab movement and freeze-thaw. You can see that in the Penntek Stretch Test.

It also bonds chemically to the concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up. Every floor gets a limited lifetime warranty backed by Penntek, registered on the job.

Garage coatings in Edmonds

A lot of Edmonds homes were built decades ago, and their garage slabs show it. Cracks, old patches and stains are the norm, not the exception. That is why we test and walk every floor before quoting it. See our Edmonds garage floor coating page for more, or look at an Edmonds garage we finished in light Mount Everest flake.

Cracked slab questions

Can you coat a garage floor with a lot of small cracks?

Yes. Fine map cracking is common and usually shallow. Diamond grinding opens the surface, larger cracks get filled with Penntek Mender, and the flexible polyurea basecoat bridges the rest.

Will the cracks come back through the coating?

A repaired crack covered by a flexible basecoat and full flake is very unlikely to show. If the slab itself moves a lot, we talk about that at the consultation before any work is scheduled.

Should I fix cracks before calling for a quote?

No. Crack repair is part of our prep. Patching products from the store can actually get in the way of the bond, so it is best to leave the slab as it is.
