An old coating was peeling off this Edmonds garage and side room. We ground it all away and installed a Mount Everest flake Penntek polyurea floor.

Somebody had coated this floor before. You could tell because it was coming off in sheets. In the side room off this Edmonds garage, a yellowed coating had lifted and flaked into a patchwork of bare concrete and loose film, and in the long single-car bay the slab underneath was dull, stained and tired. The homeowner wanted it fixed for good this time.
In October 2024 our crew ground off what was left and installed a garage floor coating in Edmonds with Certified Penntek polyurea in Mount Everest flake. Both rooms now share one bright, continuous floor.
We came out for the free consultation in mid-October 2024. The scratch test told the story fast. The old coating was sitting on the concrete, not bonded to it. Under a fingernail-sized pick, big patches lifted and the concrete underneath showed through.
This is the classic path for thin, store-bought or rushed coatings. They go down over concrete that was never properly opened up, so they only stick to the surface. Moisture from below and hot tires from above do the rest. Our post on what to do about a peeling epoxy floor covers the common causes. No blame on whoever did it. Most of those kits simply aren't built for a Northwest slab.
A new coating is only as good as what it is bonded to. So the old one had to go completely.
The crew kept the floor drain clear and worked the coating around it cleanly. The finished floor runs from the garage door all the way to the back wall.
Mount Everest Evolution is a light blend of white, grey and soft tan chips. In a long, narrow garage with painted block walls, a light floor makes a big difference. It bounces light back up and makes the room feel wider than it is.
The difference between this floor and the one it replaced is the bond. Penntek polyurea forms a chemical bond with the concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up. That is a very different promise from a coating that peels with a fingernail.
The floor carries a limited lifetime warranty backed by Penntek, the manufacturer, and it is registered on every job. Penntek has dealers in 200 markets, so the floor can be serviced long term. See what the system can take on our durability demo page, including the Penntek Hammer Test.
Damp winters are hard on any garage coating that isn't truly bonded. Edmonds slabs stay cool and wet for months, and that moisture finds every weak spot. If your floor is already peeling, the fix is not another coat on top. It is grinding down to clean concrete and starting with a system that bonds.
See our Edmonds garage floor coating page, or look at a big Edmonds garage we coated in Smoke.
Not over loose coating. We diamond grind until the old material is gone and the concrete is open, then bond the new system to that. Coating over a failing layer just means the new floor fails with it.
The most common reasons are thin products, weak surface prep and moisture in the slab. Hot tires can also pull a weak coating up. We test moisture and hardness at the consultation so we know what we are dealing with.
A Penntek polyurea floor is built to last 30–40 years, up to 5x the lifespan of typical epoxy, and carries a limited lifetime warranty backed by Penntek.
