New Build, Drywall Mud and All: A Fall City Garage in Granite

A brand-new Fall City garage, splattered with drywall mud and paint, was ground clean and coated in Granite flake Penntek polyurea in one day in 2025.

Long new-build garage in Fall City with a Granite flake polyurea floor

New construction comes with its own kind of mess. This Fall City garage was part of a newly built home: fresh drywall, new trim, closet doors still bare, and a long, deep bay that runs well back from the door. The concrete was new too, and it showed what the build had put it through. Drywall mud, paint splatter, scuffs and grey smears covered most of the slab.

In September 2025 Cascade put down a garage floor coating in Fall City with Certified Penntek polyurea in Granite flake, before the garage filled up with cars and boxes. It's the easiest time there is to coat a garage floor.

New concrete, tested first

The free consultation was in early August 2025. The moisture meter read 5.1% and 5.0% on the bare slab. New slabs can hold water from the pour for a while, and that's exactly why Cascade tests every floor before quoting. The reading decides whether the slab needs a two-layer moisture barrier system before the basecoat goes down.

The rest was surface. Drywall compound, paint drips and construction grime all sit on top of the concrete, and every bit of it has to come off for a coating to bond.

How the new garage got coated

Install happened in one day in early September 2025:

  1. Industrial diamond grind across the full slab, taking off mud, paint and the smooth top layer.
  2. Vacuum everything, edges and corners included.
  3. Pure polyurea basecoat, over 99% solids, with a silane adhesion promoter for a chemical bond.
  4. Full broadcast of Granite flake, wall to wall and into the closets.
  5. Scrape and collect the loose flake.
  6. Polyaspartic topcoat with FadeLock™ UV stability.

You can see each step in more detail on our installation process page.

Granite in a long, bright garage

Granite Enviroflake is a darker grey blend with black, white and blue-grey chips. In a garage this deep, with windows down one side and white walls, a mid-dark floor keeps things from feeling washed out. It also does a good job hiding the gravel, needles and tire tracks that come in off a driveway in the woods.

Built for the garage's whole life

A new home's garage floor is going to see decades of use. Typical epoxy often starts having problems in years 3–5, usually yellowing, peeling at the front edge or lifting where hot tires sit. A Penntek floor is built for up to 5x the lifespan of typical epoxy, a 30–40 year floor.

The polyaspartic topcoat resists hot tire pickup, which is one of the most common reasons garage coatings fail. Our post on preventing hot tire pickup explains why. The basecoat bonds chemically at over 1,300 PSI, so before the coating comes up, the concrete will come up. And the limited lifetime warranty is backed by Penntek, the manufacturer, with dealers in 200 markets. Hear how it worked out for one homeowner in our customer testimonial video.

New builds around Fall City

Fall City is rural, wet and wooded. If you are building a home out here, the gap between final inspection and move-in is the best window to coat the garage. The space is empty, nobody has to move anything, and the floor is ready before the first car parks on it.

Cascade is a Certified Penntek Dealer serving Fall City and nearby towns, including our Issaquah garage floor coating clients. For a very different Fall City garage, see this log home garage we coated in Quartzite.

New construction FAQ

When is the best time to coat a garage on a new build?

Before you move in, once the drywall and paint are done. The garage is empty, the slab is easy to prep, and nothing has to be cleared out for install day.

Is new concrete ready for a coating?

It depends on moisture, not just age. Cascade tests the slab at the free consultation. If the reading calls for it, a two-layer moisture barrier system goes down before the basecoat.

What happens to the drywall mud and paint on my slab?

Industrial diamond grinding removes it along with the top layer of the concrete. The basecoat then bonds to clean, open concrete instead of to construction residue.
