Why This Bellevue EV Garage Was Tested in Four Spots First

A Bellevue garage with mineral stains in one corner got four moisture tests, then a Tidal Wave flake polyurea floor in one day.

Two electric cars in the driveway, a furnace and water heater tucked in the corner, and a garage slab that had seen better days. This Bellevue garage had faded paint patches, a few green splotches from an old project, and a dark stain spreading out from the door. In one corner, the concrete stem wall showed white mineral deposits, the kind of residue water leaves behind as it moves through concrete.

That corner is why the consult took a little longer. The homeowner wanted a clean, grey garage floor coating in Bellevue that would hold up to daily driving. Before promising anything, Nicole wanted to know what the slab was doing.

Four readings, four spots

The consultation was in July 2026. Instead of one moisture test, the slab got four:

  • 4.5% in the corner next to the mineral stains
  • 4.5% in the middle of the floor
  • 4.2% and 4.1% in two other areas

Spreading the tests out shows whether one part of a slab is wetter than the rest. Here the readings were close together, from the corner to the center. That gave the crew a clear picture before install day. Our post on why moisture testing matters in our rainy climate explains what we look for.

Install day in September

The floor went down in one day in mid September 2026, with tarps, buckets and the crew's trailer set up in the driveway.

  1. Industrial diamond grind to remove old paint, stains and the green patches.
  2. Vacuum, including along the concrete curbs and under the edge of the furnace stand.
  3. Pure polyurea basecoat with a silane adhesion promoter.
  4. Full broadcast of Tidal Wave flake.
  5. Scrape and collect the extra.
  6. Polyaspartic topcoat with FadeLock™ UV stability.

The low concrete curbs along the walls got the same grind and flake as the floor, so the edges look finished all the way around.

Tidal Wave, a cool grey for a working garage

Tidal Wave Evolution is a cool blend of grey, white and black with a hint of blue. It looks sharp with white pegboard and white garage doors, and it doesn't fight the stainless water heater or the grey furnace.

A darker mid-grey like this hides tire marks and wet footprints well. That matters in a garage where cars come and go every day from fall to spring.

A floor that handles daily driving

EVs are heavy, and tires come in warm after a drive. Typical epoxy can soften and lift under hot tires. The polyaspartic topcoat on a Penntek floor resists hot tire pickup. If you drive electric, our article on EV charging and garage floor coatings is worth a read.

Under the topcoat, the pure polyurea basecoat bonds chemically with the concrete at over 1,300 PSI. It's over 99% solids with no fillers, and it flexes with the slab. The full system carries a limited lifetime warranty backed by Penntek, a company with dealers in 200 markets. See more proof on our durability demo page.

Testing slabs in Bellevue garages

Many Bellevue homes sit on sloped lots, with garages partly set into the hillside. Those concrete walls and corners can show water moving through them, like the mineral deposits here. That doesn't rule out a coating. It just means the slab needs to be tested properly first. When a slab needs it, we have a two-layer moisture barrier system.

See our Bellevue garage floor coating page for more on the area, or compare with another Bellevue garage finished in Smoke, a slightly darker grey.

Moisture and EV questions

Why test moisture in more than one spot?

Concrete isn't always even. A corner by a stem wall can read differently from the middle of the floor. Several readings tell us whether the whole slab is ready or whether one area needs a moisture barrier.

What do white mineral stains on a garage wall mean?

They usually mean water has moved through the concrete and left minerals behind as it dried. It's a reason to test, not a reason to panic. We check the slab with a meter before planning the install.

Is a polyurea floor a good fit for an electric car?

Yes. The polyaspartic topcoat resists hot tire pickup and is non-porous, so road grime and drips wipe off. Heavier EVs don't change how the floor is installed.
