Some garages are basically another room of the house. This Seattle garage has clean white walls, recessed lights, a glass block window and a staircase angling down overhead. It is where a low-slung, carefully kept car lives. The one thing that didn't match was the floor: plain grey concrete with an oil stain along one wall and a narrow side bay that still looked like a construction site.
The homeowner wanted the floor to finish the room. In October 2025 Cascade installed a garage floor coating in Seattle using Certified Penntek polyurea in Ash flake, and it went in over a single day.
The free consultation was in mid October 2025. Before anyone talked about color, the slab got tested.

The narrow bay and its drain got the same treatment as the main floor, so the coating carries through the whole space instead of stopping at the doorway.
Ash Enviroflake is a light grey blend with white and charcoal chips. Under recessed lights it bounces a lot of light back up, so the garage looks bigger and cleaner than it did with bare concrete. It also blends with white walls and black trim without adding a color you have to design around. Dust and the odd drip from a wet car sink into the pattern instead of standing out.
People who care about their car tend to care about the floor under it. Two things stand out with this system.
First, hot tire pickup. Warm tires pulling into a cool garage can lift weak coatings right off the slab. The polyaspartic topcoat on a Penntek floor resists hot tire pickup, and our post on preventing hot tire pickup explains why.
Second, cleanup. The topcoat is non-porous, so oil, road salt and grease wipe off instead of soaking in. That oil stain by the wall is now under a surface that won't take a new one. The Penntek Stain Test shows the same thing on video.
Underneath, the basecoat forms a chemical bond with the ground concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up. The floor carries a limited lifetime warranty backed by Penntek and registered with the manufacturer.
Garages in close-in Seattle neighborhoods are often tucked under the house, built into a slope, or shaped around stairs and mechanical spaces. Odd corners and narrow side bays are normal. A crew that grinds and coats every edge makes the difference between a floor that looks finished and one that looks patched.

Less than you'd expect. A light blend like Ash hides dust well, and the polyaspartic topcoat resists hot tire pickup, so tires don't leave the yellowed patches typical coatings get. Most marks clean up with a mop.
