A Seattle garage with an old tan coating peeling off in sheets, ground down to bare concrete and recoated in Fieldstone flake with Certified Penntek polyurea.
The old floor in this Seattle garage was coming apart in sheets. A tan coating had been rolled over the concrete at some point, and now it was lifting at the edges, flaking off around the tires and cracking like dry paint near the walls. Bare grey concrete showed through in patches across all three bays.
The homeowner wanted it gone for good. In October 2025 Cascade stripped the failed coating and installed a new garage floor coating in Seattle with Certified Penntek polyurea in Fieldstone flake.
At the free consultation in August 2025 the problem was easy to read. The old coating had let go in big irregular patches, especially in the drive lanes. Near the door it had split and curled away from the slab. That pattern usually means the coating never had a strong bond to begin with, often because the concrete wasn't ground before it went down.
The crew tested the slab through the bare patches. Moisture read 4.8% in one spot and 3.6% in a few others. A scratch test checked the concrete's hardness. Cascade runs both tests on every job.
This job took two days, and that is normal when there is an old coating to remove.
The coating runs around the steel support posts, up to the stairs into the house, and right to the garage door seals.
Fieldstone Enviroflake mixes tan, grey, cream and a few darker chips. It is a warm neutral, close in tone to the old tan floor, which keeps the garage feeling familiar. With white walls and three garage doors letting in light, the topcoat gives it a soft shine without looking slick. The pattern hides dirt from the driveway and the drips that come in on a wet car.
The old coating sat on top of the concrete. This one is bonded to it. Diamond grinding opens the surface, and the pure polyurea basecoat forms a chemical bond with a silane adhesion promoter, at over 1,300 PSI. Before the coating comes up, the concrete will come up.
The other difference is flexibility. Concrete moves a little with temperature changes. Rigid coatings can't, so they crack and lift. The Penntek basecoat moves with the slab. Problems with typical epoxy often show up in years 3–5, and a Penntek floor is built for 30–40 years.

A lot of Seattle garages have an old coating that was rolled on years ago, by a past owner or from a kit. That is not a knock on anyone. DIY kits are a reasonable try. They just aren't built for Seattle's damp slabs and constant tire traffic. Once a coating starts peeling, it doesn't stop.

Not over it. A peeling coating has already lost its bond, so anything on top of it will fail too. We grind the old coating off down to bare concrete, then install the new system.
