A Woodinville Commercial Space Trades Peeling Teal Paint for Tidal Wave

Peeling teal paint covered the floors of this Woodinville commercial building. Cascade coated several rooms in Tidal Wave polyurea in phases during April 2025.

Large Woodinville commercial room with a glossy Tidal Wave flake polyurea floor

The floors in this Woodinville commercial building had been painted a pale teal at some point. Under the fluorescent lights and the steady foot traffic, that paint was coming apart. It had worn through in long streaks and was flaking at the edges of every room. The building's owner wanted floors that looked clean, held up to daily use and would not need repainting every few years.

In April 2025 Cascade coated several rooms with Certified Penntek polyurea in Tidal Wave flake. This was commercial floor coating in Woodinville done in phases, scheduled around the business so the building could keep running.

What we found under the teal

Cascade first walked the building in July 2024. The scratch test told the story right away. The hardness pick lifted the old paint off in chips, showing bare concrete underneath with almost no bond holding it down. A moisture reading on the slab came in at 4.9%.

The rooms were large and open with high ceilings and long runs of wall, plus a few narrow side rooms and a hallway. Plenty of edges, plenty of corners.

How the work was phased

Commercial jobs rarely happen all at once. This one ran across several days in April 2025, room by room, so parts of the building stayed open while others were being coated. Each area got the same process:

  1. Industrial diamond grinding to remove the old paint and open up the concrete.
  2. Vacuum every room and edge.
  3. Pure polyurea basecoat, over 99% solids, chemically bonded to the slab.
  4. Full broadcast of Tidal Wave flake.
  5. Scrape and collect the loose chips.
  6. A low-odor polyaspartic topcoat with FadeLock™ UV stability.

The low-odor topcoat matters in a building where people work in the next room. You can read about how we approach these jobs on our commercial floor coating page.

Tidal Wave in a working building

Tidal Wave Evolution is a cool mix of white, gray and navy chips. Under bright overhead lights it reads clean and professional, a big step up from worn paint. The pattern hides scuffs, dust and the grit that comes in on shoes, which is what you want from a floor that gets mopped on a schedule rather than every hour.

In the finished rooms, the floor meets white walls with a blue base trim. Simple and tidy.

Why paint keeps failing and polyurea doesn't

Floor paint sits on the surface of the concrete. Foot traffic, chair legs and rolling carts wear through it, and moisture from below pushes it loose. That is the system failing, not the people who painted it.

A Penntek floor is bonded into the concrete with a silane adhesion promoter, at over 1,300 PSI. Before the coating comes up, the concrete will come up. The Penntek Hammer Test shows what that bond can take. The polyaspartic topcoat is non-porous, so spills and tracked-in grime stay on top where a mop can get them.

Commercial floors in Woodinville

Woodinville is Cascade's home base, and the town mixes wineries, light industrial buildings and offices along the valley floor. Most of those buildings have concrete slabs, and many carry the same tired paint or worn sealer this one had. Commercial coating FAQ

Can you coat a commercial building without shutting it down?

Often, yes. This job was done in phases across several days so parts of the building stayed in use. Cascade plans the schedule with the owner before work starts.

Is there a strong smell during install?

This job used a low-odor polyaspartic topcoat, which helps when people are working nearby. Your crew lead will tell you what to expect for ventilation and timing on your project.

Can you coat over old painted concrete?

Not directly. The paint has to come off first. Cascade diamond grinds it away so the polyurea bonds to the concrete itself, not to a layer that is already failing.
