Most early failures we see come from a fast, low-bid habit, not from bad luck. A quick acid etch instead of grinding. A thin coat that only grips the surface mechanically. No moisture reading at all. Typical epoxy is also brittle and not UV stable, so it cracks when the slab moves and turns yellow near the door. Trouble often shows in years 3–5, right about when an installer-only warranty runs out.
Concrete in the city adds its own pressure. Many homes here are older than modern vapor barriers, winters keep slabs damp for months, and remodels leave patches, residue and new cracks. One older garage we tested four separate times between June and September 2025 before the readings settled enough to coat.
"Epoxy" is the word most people search, and plenty of Seattle owners know the result as an epoxy poly garage floor, since the steps are the same. Four things in combination make it a better floor: Penntek's proprietary polyurea blend, available only through certified dealers, prep by highly trained Certified Penntek installers, a limited lifetime warranty backed by Penntek, and a better product overall. The material itself is Certified Penntek polyurea, a pure polyurea basecoat over 99% solids with a polyaspartic, non-porous topcoat. It forms a chemical bond rated at over 1,300 PSI, helped by a silane adhesion promoter. The basecoat stays flexible (it passes the Stretch Test), FadeLock™ held its color through a 16-hour QUV test, and the topcoat resists hot tire pickup. A three-bay garage arrived with an old tan coating peeling badly. Moisture read 4.8% and 3.6%, and we ground it off, repaired the cracks and finished it in Fieldstone flake over the failed coating's footprint in October 2025.
The garage with four rounds of testing read between 4.5% and 5.5% along the way, with efflorescence rings on the slab. It now has a light Mount Everest floor installed after the moisture settled.
An L-shaped garage in 98115 with years of dark tire tracks read 4.6% and went to bright Mount Everest flake in April 2025. A narrow tandem garage got Smoke flake in one day, and a 700 sq ft remodel basement at 4.1% got a glossy Slate flake floor.

Hot tire pickup is when warm tires soften a coating and pull it up. The polyaspartic Penntek topcoat is made to resist hot tire pickup, which is one of the biggest differences from softer coatings.
