A newer Seattle townhome garage stained by construction residue, ground clean and coated in Tidal Wave flake with Certified Penntek polyurea in one day.

New homes don't always come with nice garage floors. This Seattle townhome garage is only a few years old, with smooth white walls, a frosted glass garage door and a tankless water heater on the back wall. The concrete told a different story. Construction left it blotched with yellow and orange residue, drips, scuffs and a crack running out from the door to the house.
The homeowner wanted the floor to catch up with the rest of the home. In May 2025 Cascade installed a garage floor coating in Seattle with Certified Penntek polyurea in Tidal Wave flake, and the whole thing took one day.
The free consultation was in early May 2025. Two moisture readings both came in at 4.0%. A scratch test checked hardness. Cascade tests every slab, new or old, because a slab's age doesn't tell you what's going on inside it.
The bigger issue was the surface. Construction residue, paint and adhesive had soaked into the top of the slab. You can't clean that off with a pressure washer, and coating over it is asking for trouble. It has to be ground away.
By late afternoon the stains were gone, the crack was hidden, and the floor ran clean from the glass door to the back wall.
Tidal Wave blends white, grey and black chips with blue-grey tones mixed in. In a garage with white walls and a frosted glass door, it reads as a soft cool grey from a distance and shows its blue up close. It hides dust and tire marks well and pairs nicely with the dark door frame.
Choosing between a cool blend like this and a warm one like Fieldstone comes down to the house. Our post on Penntek colors and finishes walks through the options.
People often search for an epoxy garage floor. What we install is Certified Penntek polyurea, and the difference shows up over time.
The basecoat is pure polyurea, over 99% solids with no fillers. It forms a chemical bond with the ground concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up. The polyaspartic topcoat is non-porous and stays easy to clean, which the Penntek Stain Test shows with oil and other garage spills. And FadeLock™ keeps the color from yellowing near a glass door that lets sun in.
Penntek, founded in 2010 in Lakeville, Minnesota, sells these formulas only to certified dealers. Read more in what Penntek polyurea is.
Townhomes with compact garages and bare slabs are common in Seattle. Coating it early, before the garage fills up with stuff, is the easy time to do it.

Yes. New slabs often have construction residue, paint drips and a weak top layer. Diamond grinding removes all of it so the coating bonds to sound concrete.
Yes. The crew masks the door and frame. Glass doors let in more daylight, which is why the FadeLock™ UV stable topcoat matters. It won't yellow or amber.
A garage this size is a one-day install. The crew gives you walk-on and parking times before they leave.
