Two Steps, One Wood Joint and a Brighter Bellevue Garage

Mount Everest flake polyurea garage floor with wood paneled walls in Bellevue

The garage in this Bellevue home is the main way in and out of the house. Two concrete steps lead up to the door, a pair of support posts stand in the middle of the floor, and the walls are lined with warm wood paneling. The slab was in decent shape, but years of cars had left dark oil spots, drips and rust stains across both bays.

The homeowner wanted a garage that felt bright and finished, steps included. In November 2024 our crew installed a garage floor coating in Bellevue using Certified Penntek polyurea in Mount Everest flake. 815 square feet of floor, 11 feet of verticals and both steps, all done the day before Thanksgiving.

Where the slab started

The consult in early November 2024 found a slab in Good condition. The moisture meter read 4.2%. The main issues were cosmetic: oil and rust stains, tire wear, and a long wooden expansion strip running between the two halves of the slab.

Wood strips like that were common in older pours. We left it in place and coated up to both sides, so it now reads as a warm stripe through the middle of the floor.

Install day in the cold

The air was 45°F on installation day. Cold, but workable. The crew checks air and slab conditions before the first coat goes down and logs them for the warranty. The sequence:

  1. Moisture check, then diamond grind the full floor and the step treads and faces.
  2. Vacuum the dust, including around the posts and along the wood strip.
  3. Pure polyurea basecoat, chemically bonded to the concrete.
  4. Broadcast Mount Everest flake on the floor, the steps and 11 feet of verticals.
  5. Scrape and collect the extra chips.
  6. Polyaspartic topcoat with FadeLock™ UV stability.

Mount Everest with wood walls

Mount Everest Evolution is a light mix of white, grey and soft tan chips. Against the honey-toned paneling it brightens the whole room. The garage went from a dim, stained slab to a space that bounces the overhead light around.

The steps make the difference. Coated steps match the floor, hide scuffs from shoes, and give you a clean line where the garage meets the house. The flake texture also gives a bit of grip underfoot.

What makes this floor different from epoxy

A lot of people search for an epoxy garage floor. What we install is Certified Penntek polyurea, and the difference shows up years later.

  • Bond. The basecoat bonds chemically with the concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up.
  • Flex. Polyurea moves with the slab through freeze-thaw instead of cracking. Watch the Penntek Stretch Test.
  • Color. FadeLock™ keeps a light floor like Mount Everest from yellowing or ambering.

Typical epoxy often shows problems in years 3–5. A Penntek floor has up to 5x the lifespan and carries a limited lifetime warranty backed by Penntek.

Polyurea garage floors around Bellevue

Bellevue sits between Lake Washington and Lake Sammamish, and winters bring rain, the odd freeze and plenty of wet tires. Bare concrete soaks up whatever drips off the car. A sealed floor keeps it on top, where it wipes away.

Steps, cold days and light colors

Can you coat the steps into my house?

Yes. We grind and coat the treads and faces of garage steps with the same flake system as the floor. This job included two steps and 11 feet of verticals.

Can a garage floor be coated in November?

Often, yes. This one went down at 45°F. We check the slab and air temperature on install day and record them on every job, and the crew will tell you if conditions call for a different date.

Will a light flake color show dirt?

Less than you'd think. A multi-color blend like Mount Everest breaks up dust and footprints. Solid light colors show more, which is why most garages get a flake blend.
