A Deep Mountlake Terrace Garage Gets Tidal Wave, Front to Back

A long Mountlake Terrace tandem garage with a crack network and two drains got Mender HD repair and a Tidal Wave flake Penntek polyurea floor in one day.

Tidal Wave flake polyurea floor in a long tandem garage in Mountlake Terrace

This Mountlake Terrace garage is one long room. A single door at the front, a window at the very back and enough depth to park one car behind another, with a workbench, gray cabinets and shelving along the sides. The slab had cracks running across it, two floor drains and years of grime ground into the concrete. The homeowner wanted it to feel like part of the house.

In October 2024 our crew installed a garage floor coating in Mountlake Terrace with Certified Penntek polyurea in Tidal Wave flake. One day of work, from the front door to the back window.

A deep slab with a crack network

The free consultation was in early October 2024. Moisture readings came in at 4.0%, 3.8% and 4.5% across the length of the slab, and a scratch test checked the hardness. With a garage this deep, we like to test front, middle and back.

The concrete had a network of cracks spreading across the middle, plus stains near the drains. Cracks like these usually come from the slab settling and shrinking over the years. They don't mean the garage is failing. They just need to be dealt with before anything goes on top.

One day, front to back

  1. Diamond grind the whole slab and vacuum.
  2. Route out and fill the crack network with Penntek Mender HD, which is ready to coat in about 30 minutes.
  3. Roll the pure polyurea basecoat, over 99% solids with no fillers.
  4. Broadcast Tidal Wave flake to full coverage, scrape and collect.
  5. Seal with the polyaspartic topcoat with FadeLock™ UV stability.

Both floor drains stayed open and working. The crew coated right up to the drain rims so water still runs where it should.

Tidal Wave in a long garage

Tidal Wave Evolution is a cool mix of blue-grey, white and charcoal chips. In a long, narrow space, a mid-tone floor keeps things from feeling too dark at the back. With the gray cabinets and butcher-block top, it looks like the garage was designed as one piece.

What happens to the cracks now

Here is where the system matters. Typical epoxy is rigid. When a cracked slab moves, rigid coatings tend to crack right along the old lines, and problems often show in years 3–5. The Penntek polyurea basecoat is flexible. It moves with the slab through temperature swings and freeze-thaw. You can see it in the Penntek Stretch Test.

The bond is chemical, at over 1,300 PSI. Before the coating comes up, the concrete will come up. More on this in our post on Penntek vs epoxy for a garage floor.

Garage floors in Mountlake Terrace

Mountlake Terrace sits between Shoreline and Edmonds, with many older homes and wet, gray winters. A lot of garages here are older, and many have floor drains, cracks and decades of wear. A coated floor turns that into a space you'd actually want to work in.

Mountlake Terrace is part of south Snohomish County, right next door to Edmonds. See our garage floor coatings in nearby Edmonds, or look at a Mountlake Terrace covered walkway we coated in Fieldstone.

Mountlake Terrace garage FAQ

Can you coat a garage floor that has floor drains?

Yes. We grind and coat around the drain rims and keep them open. The finished floor still sheds water toward the drain.

What causes a web of cracks in a garage slab?

Usually shrinkage and settling as the concrete aged. We fill them with Penntek Mender HD, and the flexible polyurea basecoat bridges them.

How long until I can park on it?

The install is one day. The crew gives you walk-on and parking times before they leave, since cure times depend on the weather.
