An Oil-Stained Lake Forest Park Garage Under the House, Redone in Smoke

A long tuck-under garage in Lake Forest Park with oil stains and crazed concrete, coated in Smoke flake Penntek polyurea in one day.

Smoke flake polyurea floor in a long tuck-under garage in Lake Forest Park

Some garages sit under the house, and this Lake Forest Park one runs the full depth of it. Dark painted joists overhead, one wood post holding up the middle, white walls, a row of closet doors and a utility closet with the water heater at the back. The concrete had seen a lot. Big oil stains in the parking area, tire marks and a surface crazed with fine hairline cracks.

In September 2024 the homeowner had the whole thing redone with a garage floor coating in Lake Forest Park: Certified Penntek polyurea in Smoke flake, from the door all the way into the utility closet. One day of work.

What the scratch test turned up

The free consultation was in late August. Moisture readings came in at 4.1% and 2.8%. Then we ran a scratch test with a hardened pick. It showed a web of fine surface cracks, the kind that come from an old slab drying and shrinking for decades. Those cracks are shallow, but they hold dirt and make bare concrete look worse than it is.

Oil was the other issue. Spots that size soak deep into porous concrete. Diamond grinding takes off the contaminated top layer so the basecoat can bond to clean slab underneath.

How the day went

  1. Industrial diamond grinding across the garage and the closet, then a full vacuum.
  2. Penntek Mender crack repair where the grind opened up anything deeper than surface crazing.
  3. Pure polyurea basecoat, chemically bonded to the concrete with a silane adhesion promoter.
  4. Smoke flake broadcast to full coverage, around the post and into the closet.
  5. Scrape and collect the loose flake.
  6. Polyaspartic topcoat with FadeLock™ UV stability.

The utility closet is a small detail that matters. Water heaters leak eventually, and a coated floor there is far easier to clean up than raw concrete. More on what we coat is on our garage floor projects page.

Smoke under a dark ceiling

Smoke Evolution is a mid grey blend of black, white and grey chips. With black joists overhead and white walls, it ties the two together. The gloss topcoat also bounces the shop lights around, so a long garage with one door at the end feels less like a cave.

The pattern hides what the old slab couldn't. Oil drips, tire dust and the leaves that blow in from the yard all disappear into the flake.

Why oil won't soak in again

The polyaspartic topcoat is non-porous. Oil, gas, salt and grease sit on the surface until you wipe them. See the Penntek Stain Test for how it handles common garage spills. Our article on removing floor stains covers the simple cleanup.

The bond is over 1,300 PSI. Before the coating comes up, the concrete will come up. And the floor is covered by a limited lifetime warranty backed by Penntek, the manufacturer, not just the installer.

Tuck-under garages in Lake Forest Park

Lake Forest Park sits at the north tip of Lake Washington, on hilly, wooded lots with creeks running through the ravines. Plenty of homes here are built into slopes with the garage tucked under the living space. Those slabs sit partly below grade, which is why moisture testing is the first thing we do. Our guide to below-grade floors explains why.

We don't have a Lake Forest Park page yet, but we coat floors right next door. See our garage floor coatings in Shoreline for the closest service area.

Lake Forest Park garage FAQ

Can you fix a garage floor with lots of hairline cracks?

Yes. Diamond grinding opens and cleans the surface, deeper cracks get Penntek Mender, and the full flake system covers the rest. The flexible basecoat moves with small slab movement instead of cracking along with it.

Will old oil stains bleed through a new coating?

Grinding removes the contaminated top layer so the basecoat bonds to clean concrete. That's why we never coat straight over oil-soaked slab.

Can you coat a utility closet inside the garage?

Yes. Closets, water heater alcoves and storage nooks get the same system as the main floor, so there is no bare concrete left behind.
