A Redmond Garage Leaves Its Oil Stains Behind Under Ash Flake

An oil-stained Redmond garage and its entry step were ground and coated in Ash Enviroflake polyurea in one day in November 2024.

Ash Enviroflake polyurea garage floor with white cabinets in a Redmond home

Oil stains are stubborn. This Redmond garage had years of them, dark patches spreading out from where the cars parked, plus tire tracks and general wear across the rest of the slab. The homeowner kept a tidy space, with white cabinets along one wall and a paver driveway out front, but the bare concrete made the whole room look dirty no matter how often it was swept.

In November 2024 Cascade's crew put down a Redmond garage floor coating in Ash Enviroflake with Certified Penntek polyurea. They coated the step up to the house door too. The grinder was running by mid-morning, and by evening the floor was finished. One day.

What we saw at the October consult

The free consultation was in October 2024. The moisture meter read 4.1%, and a scratch test checked how hard the concrete was. We also noted the oil staining, the concrete step at the entry door and a wood post at the garage opening with a worn base.

Oil stains are a common worry. People ask if they will bleed through a new coating. The answer starts with the grinder. Industrial diamond grinding cuts away the top layer of concrete, including most of the stained surface, and opens it up so the basecoat can bond.

One day, start to finish

  1. Diamond grind the full slab and the entry step, then vacuum.
  2. Pure polyurea basecoat, over 99% solids, on the floor, the step and a short strip up the wall base.
  3. Full broadcast of Ash Enviroflake.
  4. Scrape and collect the loose flake.
  5. Polyaspartic topcoat with FadeLock™ UV stability.

The step got the same treatment as the floor, treads and risers both. It now reads as part of the floor instead of a grey block at the door. The coating stops cleanly at the garage door line where the pavers begin.

A light finish that suits the cabinets

Ash Enviroflake is a soft grey blend with white and charcoal chips. Next to white cabinets and white walls it keeps the garage bright and clean looking. It is light enough to show the space off, and the mix of chip colors keeps dust from jumping out.

Oil, salt and stains on a sealed floor

Bare concrete soaks up oil because it is porous. A polyaspartic topcoat is non-porous, so new drips sit on the surface until you wipe them. Road salt and gas clean up the same way. Watch the Penntek Stain Test to see it with real garage fluids.

Under that topcoat, the polyurea basecoat bonds chemically with the concrete at over 1,300 PSI. It is also flexible, so it moves with the slab instead of cracking like rigid epoxy. Penntek floors are built for 30–40 years, up to 5x the lifespan of typical epoxy. Our guide to removing stains from a coated floor has simple cleaning tips.

Redmond garage floors and the rainy season

In Redmond the cars come home wet for a big part of the year. Water drips off with road film and grit, and on bare concrete that mix leaves rings and streaks. A sealed flake floor turns it into a quick squeegee job.

Oil stain and step questions

Will old oil stains show through a new garage floor coating?

Diamond grinding removes the stained top layer of concrete before anything goes down. Full flake coverage and a solid basecoat hide what is left, so the finished floor reads as one even color.

Does Ash Enviroflake show dust?

Ash is on the lighter side, but the mix of white, grey and charcoal chips breaks up dust and footprints. A quick sweep or a damp mop keeps it looking fresh.

Where does the coating stop at the garage door?

The crew coats to the garage door line and finishes with a clean edge. Pavers or a separate driveway slab stay as they are unless you ask to coat them too.
