A deep tandem garage in Kirkland with board-formed concrete walls got a 555 sq ft Silver Creek flake polyurea floor in one day.

This garage is long. One bay runs deep enough for two cars nose to tail, with board-formed concrete walls on one side, white walls and doors on the other, and a glass garage door that lets in plenty of daylight. The Kirkland homeowner had a fairly new slab in good shape, but it was already picking up tire marks, drips and dark stains near the door.
In October 2024 our crew put down a garage floor coating in Kirkland with Certified Penntek polyurea in Silver Creek flake. 555 square feet, finished in one day, with a floor that now matches the clean lines of the rest of the house.
New concrete still gets the full consult. In late September 2024 we took moisture readings at three spots and got 3.7%, 3.5% and 3.9%. The slab was rated in good condition, with no cracks that needed repair.
The main things to plan around were the length of the space, a joint strip running down the floor, and several doors that open onto the garage. Long, narrow rooms show every inconsistency in a coating, so even grinding and an even flake broadcast matter more here than in a square two-car garage.
Installation was on October 2, 2024, with the air at 60°F. The steps, in order:
The full sequence is laid out on our installation process page.
Silver Creek Evolution mixes greys, browns and tan with a few dark chips. In daylight through the glass door it reads warm. Under the overhead lights at night it looks cooler and more grey. It sits well next to raw concrete walls and white trim without looking busy.
A mid-tone blend like this is also practical. It hides dust, dried water spots and the gravel that rolls in off a paver driveway. If you are torn between colors, our post on choosing a color and finish covers the questions worth asking.
A garage like this gets used as a hallway as much as a parking spot. Shoes, bins, bikes and cars all cross it every day. Two things keep the floor looking new:
Penntek floors are built for a 30–40 year life, up to 5x the lifespan of typical epoxy, and every one carries a limited lifetime warranty backed by Penntek, the manufacturer.
Newer Kirkland homes often have narrow lots, so garages go long instead of wide. That layout makes the floor the biggest finished surface you see coming home. It is worth getting right. For more ideas on bigger garages, see our post on multi-car garage design for Eastside homes.
Our Kirkland epoxy garage floor alternative page covers how we work around town, and you can see a different look in this Kirkland garage coated in Slate Stone.
Yes. We grind and coat right up to the joint and keep it as a clean line in the finished floor. The joint can still do its job, and the coating looks deliberate around it.
Yes. New slabs can hold moisture for a long time after the pour. Cascade tests every slab at the free consultation. This one read between 3.5% and 3.9% before installation.
The polyaspartic topcoat resists hot tire pickup, so tires don't pull up or stain the floor the way they can on typical epoxy. A mid-tone blend like Silver Creek also hides normal road grime between cleanings.
