A 739 sq ft Sammamish garage, ground and coated in Tidal Wave flake polyurea on one cold November day under a canopy at the door.

November is not most people's idea of floor coating weather. This Sammamish homeowner booked anyway. The two-car garage had a smooth but stained slab, a steel support post near the door, one step up to the house, and a car that needed its spot back before winter really set in.
On a cold early November day in 2024, our crew ground, coated and finished the whole floor. The result is a garage floor coating in Sammamish made with Certified Penntek polyurea in Tidal Wave flake, done in one day with the last photos taken under the shop lights after dark.
We visited in mid October with the car still parked inside. The moisture meter read 4.0% and 4.1% in two spots. A scratch test checked how hard the concrete was so the crew would know how to set up the grinder.
The details we recorded for the Penntek warranty registration:
Good concrete with steady readings makes for a clean install. The surface had tan staining in the parking lanes and some old drips, but no structural problems.
A canopy went up at the open door to keep rain off the work zone and the equipment. Then the sequence:
Can you coat in cold weather? With polyurea and a polyaspartic topcoat, yes, within limits we check on site. Our post on coating concrete in winter covers what changes when it's chilly.
Tidal Wave Evolution is a light grey blend with black and white chips. Under the overhead lights the gloss topcoat throws the light back, so the garage feels brighter at night than it did with bare concrete. The pattern hides the tan stain ghosts, the tire film and the needles that blow in under the door.
The polyaspartic topcoat is non-porous. Oil, road salt, gas and grease sit on the surface instead of soaking in, so a spill is a wipe and not a stain. See the Penntek Stain Test for how that holds up against the nasty stuff.
Underneath, the pure polyurea basecoat is over 99% solids with no fillers. It bonds to the concrete at over 1,300 PSI. Before the coating comes up, the concrete will come up. The floor carries a limited lifetime warranty backed by Penntek, which has dealers in 200 markets.
Sammamish winters are wet more than frozen, but the plateau sits higher than Bellevue or Redmond and sees its share of cold snaps. Cars come home dripping and sometimes salted from a trip toward the pass. A non-porous floor that sheds all that is worth more here than a pretty one. Often, yes. We check air and slab temperature on install day and record them for the warranty. On this job the air was 50°F and the floor went down in one day.
No. We can test moisture and hardness with the car still parked inside, the way we did here. The garage only needs to be cleared for install day.
The polyaspartic topcoat is non-porous and resists salt, oil and gas. Rinse or mop it off when it builds up and the floor stays clean.
