Furnace, Water Heater, Workbench: Every Corner of a Woodinville Garage Coated

A Woodinville garage with a workbench wall and a tight mechanical corner got Slate Stone flake polyurea everywhere, including around the furnace and water heater, in October 2024.

Slate Stone flake garage floor with workbench counter and stone veneer in Woodinville

The main part of this Woodinville garage is easy to love. A long workbench and storage counter fill the back wall, stone veneer wraps the lower walls, and the big glass-paneled door lets in afternoon sun. Around the corner is the part most people forget: a tight mechanical space with the furnace, a tankless water heater, ductwork and an air compressor all crowded together on bare concrete.

The owner wanted the whole floor done, not just the parking area. In October 2024 Cascade installed a garage floor coating in Woodinville with Certified Penntek polyurea in Slate Stone flake, from the door to the back of the mechanical corner. One day.

Before: plain concrete and a busy corner

Cascade met with the owner for a free consultation in June 2024 and tested the slab. Moisture read 4.1%. The concrete was smooth and gray with the usual tire marks and dust, but no major damage. The challenge was the layout, not the slab. Equipment that cannot move means careful edge work by hand.

How the crew coated around the equipment

  1. Industrial diamond grinding across the open floor, with smaller tools along the furnace base, water heater lines and wall edges.
  2. Vacuum everything, including behind the compressor and under the ducts.
  3. Pure polyurea basecoat, chemically bonded to the slab with a silane adhesion promoter.
  4. Full broadcast of Slate Stone flake, including a short cove up the walls.
  5. Scrape and collect the extra chips.
  6. Polyaspartic topcoat with FadeLock™ UV stability.

The result is one continuous floor. No raw concrete left around the appliances, no awkward border where the coating stops.

Slate Stone next to stone veneer

Slate Stone Evolution mixes charcoal, gray and white chips. It picks up the gray tones in the stone veneer on the walls and looks right at home next to the wood doors and trim. It is dark enough to hide grease and tire marks in the parking area and light enough to keep the mechanical corner from feeling like a cave.

Why a non-porous floor matters near a water heater

Mechanical corners are where small leaks happen. A dripping fitting, condensation off a line, a compressor that spits a little oil. On bare concrete, all of that soaks in and leaves a stain. The Penntek polyaspartic topcoat is non-porous, so water and oil sit on top until you wipe them up. Oil, salt, gas and grease clean off the same way. The Penntek Stain Test shows it.

Underneath, the pure polyurea basecoat holds a chemical bond of over 1,300 PSI. Typical epoxy often starts showing problems in years 3–5. A Penntek floor is built for up to 5x the lifespan, and it is backed by a limited lifetime warranty from Penntek, the manufacturer. Read more in Penntek vs. epoxy for a garage floor.

Garage floors in Woodinville homes

Plenty of Woodinville homes keep the furnace and water heater in the garage. That puts the most important equipment in the house right on the dirtiest floor. Coating the whole space makes it easier to keep clean and easier to spot a leak early. See more epoxy garage floor alternatives in Woodinville, or compare with a Woodinville garage in Tidal Wave. Mechanical corner questions

Can you coat around a furnace and water heater?

Yes. The crew grinds and coats around fixed equipment by hand, so the floor runs right up to the base of each unit. Your crew lead will go over the setup with you at the consult.

What if the water heater leaks onto the floor?

The topcoat is non-porous, so water stays on the surface instead of soaking in. Wipe it up and the floor is fine. You will also see a leak sooner on a coated floor than on stained concrete.

Is Slate Stone too dark for a garage?

Not usually. It sits in the middle of the range, with enough white chips to keep the room bright. It works well in a garage that sees real work.
