An Edgewood New Build Garage Hid a Web of Cracks Under the Surface

A new construction Edgewood garage with cracks that showed up after grinding, fully repaired and coated in Domino flake Penntek polyurea.

Domino flake polyurea floor in a new construction garage in Edgewood

New houses can come with old problems. This Edgewood garage was part of a brand new build, with fresh white walls, new windows and a yard that was still bare dirt. The slab looked fine at a glance. Up close, after grinding, it was covered in cracks that spread across the floor like a road map.

That's common with new concrete as it shrinks and cures. The fix was a garage floor coating in Edgewood made with Certified Penntek polyurea in Domino flake, built over a full round of crack repair so those lines never show again. The work wrapped up in September 2024.

New slab, tested first

We came out for the free consultation in early July 2024. The moisture meter read 4.7% and 4.5% in two spots. New concrete holds water for a long time, so we never assume a fresh slab is ready. Every slab gets tested before we quote.

At a glance the surface showed only light marks and a few hairline cracks. Diamond grinding told the full story. Once the top layer came off, a web of cracks showed up across most of the floor.

Two days, because the cracks needed it

A floor like this isn't a one-day job, and we didn't treat it like one.

  1. Industrial diamond grinding across the whole garage, then a full vacuum.
  2. Penntek Mender crack repair along every crack the grind exposed, by hand, line by line.
  3. Pure polyurea basecoat, over 99% solids, chemically bonded to the slab with a silane adhesion promoter.
  4. Domino flake broadcast to full coverage, including the step at the house door.
  5. Scrape and collect the loose flake.
  6. Polyaspartic topcoat with FadeLock™ UV stability.

Day one was prep and crack repair. Day two was the coating system. Skipping or rushing that first day is how a floor ends up with cracks reappearing a year later.

Domino for a new build

Domino Evolution is a high contrast blend of black, grey and white chips. In a white garage it gives the floor some presence without going dark. The busy pattern is also forgiving with construction dust and the dirt that comes in from a yard that hasn't been planted yet.

Why a flexible coating matters on a cracked slab

New concrete keeps moving for a while. A rigid coating like typical epoxy can crack right along the old lines. The Penntek basecoat is flexible, so it moves with small slab movement and freeze-thaw instead of splitting. The Penntek Stretch Test shows how much give it has. If you want the basics on the material, read what Penntek polyurea is, or watch more tests on our demo page.

Certified Penntek polyurea is built to last 30–40 years, with up to 5x the lifespan of typical epoxy. The floor is registered with Penntek under a limited lifetime warranty.

Garage floors in Edgewood and the South Sound

Edgewood sits on the hill above the Puyallup River valley in Pierce County, a little south of most of our work. Lots of new construction, wet winters and plenty of rain on bare yards mean garage slabs here see a lot of mud and water. A non-porous topcoat makes that a quick cleanup.

New construction garage FAQ

Why does a brand new garage slab have cracks?

Concrete shrinks as it cures, and that shrinkage often shows up as hairline cracks. Many are hidden until grinding removes the top layer. They're normal, but they need repair before coating.

How soon can you coat new concrete?

It depends on the slab. We test moisture at the consult and schedule the install once the readings support it.

Is crack repair included in a Penntek floor?

Crack repair with Penntek Mender is part of our prep whenever a slab needs it. It goes in after grinding and before the basecoat.
