A 484 sq ft Edmonds garage with a center post, furnace stand and oil stains got Tidal Wave flake Penntek polyurea on the floor and 40 ft of stem walls.

A steel post holding up the middle of the garage. A furnace on a stand in the corner. Oil stains where two cars had parked for years and a crack wandering across the slab. This Edmonds two-car garage had a lot going on for 484 square feet, and the homeowner wanted all of it cleaned up under one floor.
In October 2024 our crew installed a garage floor coating in Edmonds with Certified Penntek polyurea in Tidal Wave flake. One day, with the floor and the low concrete walls around it coated in the same finish.
The free consultation was in early October 2024. A scratch test checked the concrete's hardness. Moisture readings came in at 4.4% and 4.6%. The slab was in OK shape structurally, but it had dark oil shadows under both parking spots, scattered paint drips and a crack running out from near the post.
The Penntek warranty job card on install day noted 484 square feet of floor, 40 feet of verticals and an air temperature of 55°F.
Those 40 feet of verticals are the short concrete stem walls along the garage edges. Most bare garages have a line of grime where the floor meets the wall, and that is where water and dirt collect. Coating the verticals turns that corner into one continuous, wipeable surface. Here is the sequence:
The crew also worked tight around the base of the steel post and under the furnace stand, so there are no bare rings or edges left behind. More on how we sequence a job is on our process page.
Tidal Wave Evolution mixes blue-grey, white and charcoal chips. With cream walls and a brick front, it gives the garage a cool, clean look that still feels at home in a Northwest house. Light enough to brighten the room, busy enough to hide wet tire tracks.
People search for an epoxy garage floor. What we install is Certified Penntek polyurea. Three things stand out on a garage like this one:
The epoxy vs polyurea breakdown on our blog explains why typical epoxy often struggles by years 3–5. For proof on film, watch the Penntek Stretch Test.
This house sits on a tree-lined lot with a mossy driveway, which says a lot about Edmonds weather. Rain and needles get tracked into the garage most of the year. A coated floor and coated stem walls mean a quick hose-down instead of scrubbing stains out of bare concrete.

Yes. We grind and coat right up to the base of steel posts and columns. The flake and topcoat run tight to the steel so there is no bare ring of concrete left.
Verticals are the low concrete walls or curbs around the edge of the slab. Coating them gives a continuous surface that is easier to clean and keeps grime from collecting in the corner.
Diamond grinding removes the stained surface layer, and the basecoat bonds to clean concrete. We look at heavy contamination at the consultation and plan for it.
